Responsibilities
SUMMARY
The Senior Fund Accountant reports to the Assistant Controller and/or Manager of Fund Accounting. Responsible for maintenance of the general ledger and reporting of his/her funds.
ESSENTIAL DUTIES AND RESPONSIBILITIES
General Ledger Accounting:
¿ Prepare revenue accrual entries and reserve bad debt from the information submitted by the property manager.
¿ Prepare fund level journal entries, insurance amortization, property tax, interest and CBREI management fee accrual entries.
¿ Input cash receipts, cash disbursements and all journal entries.
¿ Review the property Operating Comparison Report to determine if reported numbers are reasonable compared to the prior month, and prepare quarterly the accrual budget comparison report and variance explanations.
¿ Prepare general ledger for accuracy and consistency.
¿ Review of other fund accounting general ledger input/output.
Cash Management:
¿ Reconcile cash between property management general ledger cash account, property level bank reconciliation and property level bank statements.
¿ Reconcile Fund level bank accounts.
¿ Manage cash balances and distribute excess cash to investors.
¿ Consolidate 90 day cash forecasts for commingled and separate accounts.
Investor Reporting:
¿ Prepare monthly and quarterly reports to investors.
¿ Prepare quarterly and annual financial statements for commingled funds and separate accounts.
¿ Prepare joint venture financial statements.
¿ Assist in the report preparation for separate accounts to provide variance explanations and delinquency comments.
¿ Interact with Investor Reporting Group, supporting all financial information (i.e. capital balances).
¿ Review and prepare other fund accounting investor reports.
Legal Entity and Debt Structure Maintenance:
¿ Maintain a thorough understanding of each legal entity and debt structure, prepare interest billings monthly, and monitor compliance by the debtor with specific deal requirements.
Miscellaneous:
¿ Review property management reports to determine the following:
-accuracy of the property management fee calculation
-accuracy of and approval for lease commissions
-accuracy of and approval for any construction management fees paid to the property manager
-each invoice over $10,000 bears the appropriate approvals
¿ Verify security deposits on property manager's reports to the general ledger.
¿ Maintain historical financial information on properties (i.e. Property Tracking System).
¿ Maintain audit schedules and work closely with ¿Big Four¿ outside auditors.
¿ Assist other departments with special projects relating to commingled funds and separate accounts.
¿ Prepare and distribute Tenant Receivable Trend Analysis and Bad Debt Write-off Report.
¿ Fund level budgeting.
¿ Additional special projects and reports.
¿ Oversee public auditors that have been retained by the client to ensure that year end audited financial statements and year-end tax returns are completed and filed timely
Qualifications
Master¿s degree in Accounting, Business Administration or a related field. Candidates must possess education or experience in the following:
¿ Experience or education in YARDI software;
¿ Knowledge of Generally Accepted Accounting Principles and Practices (GAAP) and Financial Accounting Standards (FASB) regulations;
¿ Experience or education in Microsoft Excel.
